Affordable Upgrade to a Live Data Center Successful Through Careful Planning

Switch and Data a co-location data center company, entered a long-term lease in an existing building in the New York Metro area with the goal in renovating the facility by maximizing raised floor space while implementing a flexible power and cooling distribution. The project was phased to meet market requirements, business strategy and site limitations. The project faced challenges due to significant zoning regulations and deeded rights-of-way on the site. After assessing the existing facility, the project involved the gutting and complete renovation of the facility, including significant site work to locate infrastructure on the small area
allowed for development. Negotiations with local authorities to obtain relief from stringent setbacks and to reduce parking count were necessary. The project was divided into two phases: by-right under existing ordinances; the second, allowed for the full implementation of the master plan. Mechanical cooling was pre-fabricated using a space-saving modular generator plant and built-out in three phases that correlated with business plans.
